If you sell

Capital gain and the tax on it

Same rule in every state: the Income-tax Act applies across India.

Capital gain₹20,00,000
Type of gainLong-term (held over 24 months)
Rate12.5%
Tax on the gain₹2,50,000

Long-term gain (held more than 24 months, section 2(101)) taxed at 12.5% without indexation (Income-tax Act, 2025, section 197(1), for a sale on or after 1 April 2026). Surcharge and cess are not included. A resident individual or HUF selling land or a building acquired before 23 July 2024 pays no more than 20% on the gain computed with indexed cost (section 197(3)): the 12.5% figure is then a maximum.

Gain = sale price − purchase price, before the costs of transfer and improvement that the Act lets you deduct. Not included: brokerage (no official scale), exemptions for reinvesting in a home or in specified bonds, TDS withheld by the buyer.
