Home prices in New York and NYC: median value and trend

Median owner-occupied home value: $449,800 in New York State and $778,600 in New York City (Census ACS 2024). FHFA: state prices up 3.5% in a year.

In short

The median value of owner-occupied homes is $449,800 in New York State and $778,600 in New York City, against $360,600 nationwide (Census ACS 2024). On the FHFA index, New York State prices up 3.5% and New York–Jersey City–White Plains prices up 5.6% from Q2 2025 to Q2 2026.

Co-ops and condos. New York City has many co-op apartments. The ACS question says “apartment” and the Census definition of value names houses, mobile homes and condominium units. The Census documentation we read does not break out co-ops separately, so we cannot say how many co-op owners are in the figures. What we can say is that the median mixes houses, condos and apartments, and that the table does not tell you the price of one type. The Attorney General explains how the two ownership forms differ on our page about buying a home in New York City.

Three points stand out:

  • The New York State median is $89,200 above the national median.
  • The city of New York sits $328,800 above the state median and $129,800 above the metro-area median. Manhattan and Brooklyn pull the city up, while the Bronx is the lowest of the five boroughs.
  • Margins of error are wide for some counties. Manhattan’s (±$54,019) is the widest, so its true median could be well above or below the published figure.

New York prices rose faster than the nation’s over the past year, and over five years the state gained 44.0% against 33.4% for the United States. The metro division includes parts of New Jersey as well as New York City, so it is not the same area as the city itself.

A worked example

Take a home worth $500,000 in the second quarter of 2021. Tracking the New York–Jersey City–White Plains index exactly, it would have been worth about $708,500 in the second quarter of 2026 (+41.7%). Over the last year alone, it would have gained about $26,900 (+5.6%). A single home can differ widely from the index.
